PRE-CONSTRUCTION

SERVICES INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING:
EVALUATION
  • Program development for specific project goals and objectives
  • Design documents review for constructability, value engineering and completeness
  • Design development assistance from a construction standpoint
  • Development of project site specific safety and logistics plans to meet all required DOB and DOT requirements, while prioritizing efficiency
  • Development of budgets and cost estimates, with routine updates and opportunities for cost-savings
PLANNING
  • Facilitating coordination between architects and associated consulting engineers
  • Assisting in expediting and filing process for required DOT and DOB permits
  • Developing bidder’s interest in the project and provide bidding and buyout schedules
  • Creating detailed scope of work for specific trades’ inclusion
  • Identifying pre-purchase opportunities, including early procurement strategies
  • Planning for general conditions and general requirement forecasts
IMPLEMENTATION
  • Analyze bids and make award recommendations for contractual execution
  • Develop and prepare cash-flow matrices to inform lenders of cash-flow requirements
  • Assist with lender and insurer requirements
  • Develop Guaranteed Maximum Price (GMP)
  • Develop milestone and master project schedules, reflecting creative and realistic sequence and durations

CONSTRUCTION MANAGEMENT

SERVICES INCLUDE:
SAFETY/COMPLIANCE
  • Coordinate site logistics and site safety plans, and implement best safety practices and oversight in accordance with DOB and OSHA rules
  • Implement quality assurance and control (QA/QC) measures to meet all expectations
  • Manage the overall submittal and shop drawings process for contract compliance
  • Develop and implement pre-testing, testing, and commissioning programs
  • Project close-out administration, including: punch list preparation and follow-up; obtaining warranty information; coordinating move-ins with management team 
MANAGEMENT
  • Manage and update the construction schedule, tracking long lead items.
  • Coordinate and conduct construction site meetings with contractors, architects and associated design consulting engineers
  • Evaluate staffing needs specific to the project at hand from a cost-sensitivity viewpoint
  • Day-to-day oversight and management of subcontractors’ work execution, with site supervision from mobilization through project turn-over and acceptance
  • Manage, update and provide schedule modifications as required
  • Contract and change order administration 
ACCOUNTING
  • Prepare hard-cost requisitions
  • Project accounting/ACR and record-keeping
  • Implement cost-management oversight and provide frequent reporting, including trade costs, general condition costs, along with forecasting anticipated cost exposures

POST-CONSTRUCTION

Also known as the closeout process, the Post-Construction Phase is a very significant phase for the entire project cycle. BCG works diligently to ensure our lasting impression is positive. Our Post-Construction services ensure comprehensive close-out.

POST CONSTRUCTION SERVICES FROM BCG ENSURE A COMPREHENSIVE CLOSE-OUT PROCESS.
SERVICES INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING:
REVIEW
  • Turnover process: Punch list preparation and coordination
  • Equipment testing
  • Reconciliation and negotiations of subcontractor and vendor financials
  • Obtain O&M and as-built documentations, including final building surveys
  • Assist in obtaining all city-agency construction signoffs, including DOB, DEP and DOT
HAND OFF
  • Obtain subcontractor warrantees and manufacturer guarantees
  • Recording of all construction documents, including drawings, specs, RFIs, sketches, revisions and edits
  • Assist in registering third-party product warranties
  • Electronic file archiving
AFTER PROJECT CLOSE, BCG STAYS CLOSE TO OUR CLIENTS

Substantial completion, which would be mutually defined by BCG and our clients, is typically understood to be at a point in time where the project has reached satisfactory completion for its intended purpose. BCG prides itself in the timely completion of projects, while ensuring our clients know that we are with them every step of the way — bringing their visions to life.  From the time of ground breaking, BCG ensures that our focus will continually be on completion. Our goal is to ensure that all milestone dates are met, and the substantial completion and final construction dates are attained, as planned.
